Work

Phil is the Executive Chairman and Founder of the Ayrshire  Group, a Calgary-based private investment firm. A principal  focus of Ayrshire’s business has been investing in commercial  real estate as well as property technology companies and  related operating businesses. Phil was also one of the founders  of ARC Financial Corporation in 1989, and among other  businesses in the energy sector is Canada’s largest energy  private equity firm and has over $6 billion of capital under  management. He held various senior management positions in  the company including President and CEO. Phil has extensive  equity investment, corporate advisory, and direct investment  management experience.  

Phil has served on the boards of approximately 20 corporations.  He was President for Alberta and International Director of the  North American Society for Corporate Planning. He is a  recipient of the Warren Bennis Award for Leadership Excellence  as well as the Pinnacle Award for achievement in  entrepreneurship. He has co-authored a book published by  McGraw Hill entitled “In Search of Leadership – How Great  Leaders Answer the Question “Why Lead?”  

Phil has also been active in philanthropy and has served on a  number of community organizations and foundation boards. He  is a Co-Founder of The Impact Investment Forum (IIF) (formerly  Pacific Impact Investor Network) and S3I (Sauder Centre for  Social Innovation and Impact Investing) at UBC Sauder School  of Business as well as an Advisor at the Sauder Business  School Advisory Board. He was Chairman of the Canadian  Institute of Natural and Integrative Medicine and has been 

increasingly involved in philanthropic projects overseas through  the Swift Family Foundation.  

Phil holds an MBA from the University of British Columbia, as  well as a Bs.C. in Math and Philosophy.

Born in Ayrshire Scotland he is part of the Wallace and Hopkirk clans on his mothers side. He grew up in Canada, the USA and finished high school in Japan. Since then he is a native western Canadian with time spent between Calgary, Vancouver and now Victoria with his wife Cindy. They are recently empty nesters with the recent marriages of their daughter Morgan and son Gabriel. He loves boating in the summer and skiing in the winter as well as travelling frequently overseas. He is a book junkie with a 2 story library (recently divested).

Adam Rosenfeld

Mr. Rosenfeld has 20+ years of experience in the finance, oil & gas, and engineering industries. He joined Ayrshire in 2017. Prior to Ayrshire, Mr. Rosenfeld was Chief Financial Officer of Beringer Energy Inc., a private equity backed junior oil & gas company. At Beringer, he led all financial operations, treasury, corporate planning, and corporate development.

Prior to joining Beringer, Adam was a Director of corporate finance, most recently with RBC Capital Markets. Over his eight-year tenure in investment banking he counselled organizations and boards on mergers and acquisitions, capital raising, restructurings, and strategic investments.  Over that period, he has was involved in over $20 billion of mergers and acquisitions, and $5 billion of equity and debt financings in Canada and internationally. Prior to investment banking, Mr. Rosenfeld was an oil field services engineer with Halliburton Energy Services.

He holds a Bachelor of Mechanical Engineering degree with a minor in Aerospace from McGill University and a Masters of Business Administration from the Ivey School of Business. He is a CPA, CMA charter holder.

Adam enjoys spending precious downtime with his wife and two young kids, whether by the pool, on the slopes or on family adventures. He can be found taking advantage of a great powder ski day or biking on a sunny day. For rest and relaxation, he enjoys cooking or watching a great flick.

Graham Gooch

President

Work

Mr. Gooch joined Ayrshire in 2014 after moving back to Canada from London and Hong Kong where he completed graduate school and worked at Forum Partners, a global real estate investment and asset management firm recognized for investing in and alongside public and private real estate companies. He is an MBA alumni of the London Business School and Hong Kong UST with undergraduate experience at the University of Alberta and the University of British Columbia.

Prior to working abroad, Mr. Gooch acted as a fiduciary to a Canadian pension fund in his role as Director of Portfolio Investments at GWL Realty Advisors. Together with senior management, his team held national accountability for asset management, property management, leasing, valuation and reporting initiatives on a $6.0 billion portfolio of operating assets. He also contributed to the preparation and presentation of investment committee documentation for $1.5 billion of transactions and developments.

Presently Mr. Gooch oversees developments, deal origination and underwriting.

Graham used to be cool and was at one point a sponsored skateboarder and snowboarder. He was also an avid climber and diver and travelled to over 40 countries. Now he is very content building lego, hanging on the bunny hill, travelling and coaching hockey with his two young boys.

Peter Baker

Peter brings over 25 years of experience in the construction industry which includes Contract Law, Financial Reporting, Business Planning, Risk Management, Operations, and Safety. Peter is a certified P Eng. Prior to Ayrshire, Peter worked as the Alberta VP for a multi-billion-dollar General Contractor where he successfully managed over $1 Billion worth of construction projects in all sectors including, but not limited to: healthcare, multifamily, industrial, commercial, municipal, environmental, civil, bridges and institutional. His wealth of experience in all aspects of the construction industry, is second to none, and is what separates our construction division from the rest of the industry.

Peter developed and continues to improve his leadership skill in the youth sports arena where he has coached youth volleyball and baseball for the last 33 years. As well, he continues his construction passion in his spare time by building homes where he performs much of the work himself.

Chris Nasim

Senior Vice President, Asset Management

Work

Chris joined Ayrshire with 20+ years in the Commercial Real Estate sector. Prior to Ayrshire, Mr. Nasim was President of a private industrial contracting company, serving oil & gas, construction and government infrastructure sectors. He has an undergraduate degree in Pure and Applied Mathematics from the University of Calgary, and an MBA from Capella University.

Prior to running his own company, Chris worked across a variety of real estate sectors including managing the regional office of a major pension fund advisor. Having oversight for property management, asset management and leasing, Mr. Nasim led a team of over 120 individuals across $2B of AUM in Alberta, Saskatchewan and Manitoba, and 10M sqft of commercial assets. He has also worked on a National Portfolio account, supporting a team that managed $6B of AUM across Canada, totaling 16M sqft of office, retail and industrial space as well as over 8,000 multi-family and seniors housing units.

Chris enjoys most mountain activities, including backcountry camping, mountain biking and skiing. He is a proud father of two grown boys, and a large friendly Goldendoodle that now accompanies him to the mountains.

Mike Winnitoy

Vice President, Investments

Work

Mike joined Ayrshire in 2021 and is responsible for assisting in deal origination and execution, portfolio and fund management, financial analysis, research initiatives, and various asset management functions across Ayrshire’s real estate investment platforms. 

Prior to joining Ayrshire, Mike was an Analyst with Slate Asset Management assisting in the management of Slates Canadian Real Estate Opportunity Funds I & II. These alternative investment vehicles focused on multi asset class opportunistic investments for global institutional partners. Together with the Alberta team held asset management, leasing, and valuation accountability and assisted in preparation of financial reporting, operational budgets, and corporate and investor reporting packages. 

Mike holds a Bachelor of Commerce from the University of Calgary and is a Chartered Alternative Investments Analyst (CAIA) candidate

When he’s not working, you can find Mike having a cold pint with friends at the ski hill, at the cabin enjoying an early morning water ski, or the local Italian market holding court over a coffee. A stranger to downtime, you won’t catch him in one place for very long.

Hermione Green

Communications & Impact Manager

Work

Hermione immigrated from the UK, where she pursued her Bachelor’s Degree in Vancouver, BC. Her career began in commercial appraisals, followed by earning her Real Estate Trading Services license through the University of British Columbia. With substantial experience in corporate management, she ran her own real estate company, working closely with developers and brokers across the multi-family residential and commercial sectors. Alongside this, Hermione expanded her focus to communications and stakeholder engagement—helping clients shape their brand narratives, manage their digital presence, and build meaningful connections with their audiences.

Anchoring Ayrshire Group’s external and internal communications, her role as Communications & Impact Manager is pivotal in elevating stakeholder interactions and investor relations. Having successfully completed the Extractive Resource Governance Program at the University of Calgary School of Public Policy and obtained training from the Rick Hansen Foundation in Inclusion & Accessibility, Hermione spearheads Ayrshire’s Impact team.

Dedicated to exploring innovative approaches to housing design and allocation that reflect the unique needs of each community—focusing on solutions that are adaptable, accessible, and affordable. Her work emphasizes collaboration across private, non-profit, and government sectors, aiming to bridge housing gaps through shared expertise and resources.

Hermione is first and foremost a proud and devoted muma, who treasures time with her son, family, and close friends. She’s spent over 25 years immersed in the world of ballroom dance—recently stepping back from professional international competition but still teaching simply for the love of it.

Hermione also finds meaning in giving back and volunteers regularly with memory care seniors, offering companionship and connection to those living with cognitive decline. On quieter days, you’ll likely find her recharging with a yoga class, a gym session, or a few peaceful minutes in the sauna.

Jason Theaker

Controller

Work

Jason Theaker is Ayrshire’s Controller, CFA, CPA and CA. He is responsible for all things accounting and finance. His duties include financial reporting, budgeting, and forecasting, overseeing effective controls, deal underwriting, due diligence, and investment committee presentations while supporting the broader team in the day-to-day operations of our assets.

Jason strives to be a trusted business advisor to those inside and outside of the Group and takes pride in facilitating cross-department collaboration resulting in strengthened relations and enhanced business effectiveness.

Away from the office, Jason is an avid golfer and can be found hacking it up at Redwood Meadows Golf and Country Club, cheering on the Calgary Flames, and enjoying a nice meal with family and friends. Jason and his wife/partner are both traditionally trained chartered accountants and are a companion for their Frenchton (French Bulldog/Boston Terrier Mix) – named Ledger (after the Joker, not their profession, he swears). Ayrshire’s Chairman is his second favourite Swift, after Taylor. He is an unapologetic Saskatchewan Roughrider fan.

Christian Kanuit

Senior Associate, Venture Capital

Work

Christian joined Ayrshire in 2023 as a Senior Associate, Venture Capital. His responsibilities include financial modeling and scenario analysis, due-diligence and evaluation of new venture opportunities, performing industry and company research to assist with strategy development, and performance reporting for Ayrshire’s portfolio companies. Prior to joining Ayrshire, he worked at Fort Capital Partners where he assisted in the execution of capital raising and strategic advisory mandates for both publicly traded and private companies. Prior to Fort Capital, he was an analyst at Mosaic Capital where he assisted with research and valuation analysis. He holds a Bachelor of Business Administration from St. Francis Xavier University majoring in Finance with a minor in Economics.

When he is not working, you can find Christian spending time outdoors whether that’s on a shoulder of a highway riding his bike, chasing balls on the tennis court or in the bunker at a golf course. When he is not outdoors, you can find him spending time with his friends and family or watching a comedy movie at home.

Richard McDonnell

Development Manager

Work

Richard was born and raised in Ireland, emigrated to Canada, and found his way to Calgary, holding dual degrees in construction and project management has come to us from a background that includes site management, project management, and leading design and construction on behalf of ownership for nearly a decade.  Over this period, he has worked with developers and institutional clients, building large scale residential build-to-rent projects.  Some of his most notable projects include Telus Sky Tower in downtown Calgary & Tottenham Hotspurs 62,000-seater stadium, headquarters for the NFL’s Europe events in London, UK.

Play

On a personal note, in his downtime Richard enjoys hiking, camping, and exploring the mountains in the summer. Richard can be found during the months of February and March in one of Calgary’s local Irish pubs cheering on Ireland in the six nations rugby championship.

Jeremiah Jimenez

Property Accountant

Work

Jeremiah is responsible for the accounting and financial reporting of multiple properties and development projects across the Ayrshire portfolio. Prior to Ayrshire, Jeremiah worked in Development and Fund Accounting at ICM Asset Management focusing on the preparation of annual financial statements, maintenance of equity schedules, and job cost reporting. Jeremiah holds a Bachelor of Business Administration Accounting from SAIT Polytechnic

Outside of work, Jeremiah can be found at the golf course or taking long walks by the river with his wife and puppy.

Karina Bates

Senior Associate, Investments

Work

Karina joined Ayrshire in 2024 as an Associate in the Investments team. Her responsibilities include financial analysis, preparation of investor and investment committee materials, and underwriting and due diligence for new acquisitions and multifamily development opportunities.

Prior to joining Ayrshire, Karina worked at Scotiabank based in New York as an Investment Banking Analyst in the Latin America group, focused on Mergers and Acquisitions. Prior to her time in New York, Karina worked as an Associate in Scotiabank’s Commercial Real Estate Banking group in Calgary, managing a sizeable lending portfolio and leading the underwriting of complex credit facilities for sophisticated real estate developers.

Karina holds a Bachelor of Commerce degree in Finance with a minor in Political Science from the University of Calgary.

Karina is an avid moviegoer and a stand-up comedy enthusiast. She also enjoys reading a good book, loves a great pool/beach day, and practices hot yoga.

Chad Habing

Associate Development Manager

Work

After over seven years of experience in the energy sector, Chad shifted his career to the construction industry. He graduated from SAIT in 2022 with a diploma in Civil Engineering, specializing in Construction Management. Chad has a keen interest in building science and sustainable design and is continuously striving to develop his project management skills.

Play

Chad enjoys all things outdoors and can be found spending his time at the ski hill in the winter, and golfing, camping, or riding his bike in the summer months. He frequents art shows, live events, and local breweries with his partner and friends all year round.

Fay Bell

Accounting Manager

Work

Fay joined Ayrshire in 2009 taking on full accounting responsibilities for the commercial Ayrshire portfolio. Prior to Ayrshire, Fay worked in the energy industry and quickly transitioned into the Ayrshire equity accounts designing accounting processes for our commercial real estate, industrial services, and hospitality assets.  Fay brings to the team many roles and manages many aspects of our business not just in accounting but with stakeholder and client relations.

Fay is an active member of the hockey Mom community; she loves donating her time and gas money driving to the many arenas all over Alberta to watch her son Nolan play. Although Fay isn’t the most athletic person in her family, she does love going to The Calgary Flames games and even indulges her husbands love for watching golf. In her spare time, she enjoys golfing, camping, travelling, and spending time with her friends and family. Most evenings you can find her sipping on a cabernet, living the country life in Langdon or putting together a puzzle to pass time.

Baan Muhsin

Accountant

Work

Baan joined Ayrshire in 2024 as an Accountant responsible for the preparation of financial reporting, assisting with the preparation and review of budget and forecasting, and assisting with the tax compliance process.

Baan’s recent position was with Innocept Real Estate Outsourcing, as a Corporate Accountant for six years, specializing in corporate, construction, and development accounting. Baan holds a bachelor’s degree in accounting, as well as a bachelor’s degree in statistics.

Outside of work, Baan loves moments spent travelling with her family. She enjoys listening to music and cooking.

Ramona Emblin

Property Manager

Work

Ramona joined Ayrshire in 2017 along with the purchase of Abbottsfield Shoppers Mall in Edmonton, AB.  Ramona has been involved in property management since 2012. She was responsible for the payables, reporting, accounts receivable, tenant relations, and day to day operations for 6 commercial properties. Ramona is still working at the shopping centre which is newly renovated and renamed to Riverview Crossing.  She has been engaged in the renovations, construction of new tenant builds, day to day operations, of the shopping center and assists with other Ayrshire properties.

Play

Outside of Ayrshire, Ramona does the bookkeeping for her husband’s business.  She loves to spend quality time with her family, shopping, driving her new 2021 Dodge RAM Sport and enjoying a glass of wine in their backyard.
