Key Initiatives

Lowering Emissions for a Sustainable Future - Our vertically integrated construction expertise enables us to drive innovation in areas such as emissions, speed, embodied carbon, and waste. Depending on the project (and its stakeholders), we can achieve extreme environmental outcomes such as near net zero emissions (NZEr) by shifting from fossil fuels to renewable sources with smart building technologies and innovative design principles. At a minimum, we can utilize our deep expertise in building envelopes and proprietary light-gauge structural steel to achieve 20-40% lower emissions than the 2017 NECB energy code.

Achieving Affordability - Under a mixed-market model, we develop high-quality rental projects where a minimum of 20% of units have maximum rental rates that are less than 30% of the Median Family Income. This is our minimum target. With our community partners, we are fortunate to introduce philanthropic capital pools to steepen the rent discounts on these units to less than 50% of the Median Family Income. Coordinating multiple community partners can be difficult, but it creates deeper impact outcomes and stronger risk-adjusted returns.

Non-Profit Partners - We’re committed to partnering with local community non-profits to deliver units to those in need. Key partners in our current development pipeline include HomeEd, the Sinneave Foundation, and the Autism Housing Network of Alberta. HomeEd delivers 50% of units at rents below 50% of CMHC's market average and prioritizes housing for waitlisted families. The Sinneave Foundation and Autism Housing Network of Alberta work with neurodiverse adults (often those with autism) to help integrate housing, community, and employment.
